What costs and fees should we expect to incur?

We recommend you budget around £5k-£10k for the following costs:

  • We charge £2,000 for our arrangement / processing fee. This is to cover the large amount of work we undertake in processing all the information relating to your application, performing various checks, dealing with all of the third-party providers involved and setting up your agreement.
  • Solicitor's fees are property value specific so you should budget £1,450 to £1750 plus VAT, plus disbursements. We will be able to provide a more accurate figure once you have found a property
  • You should also budget an amount for your own solicitor to provide Independent Legal Advice (ILA)
  • Survey and valuation costs are usually £600-£1,100, depending on the property value. You may also be required to pay for additional specialist reports if the Surveyor highlights any potential issues outside of their expertise.
  • You may be required to purchase your own building's insurance but this will be confirmed once a full application is made.
  • Where the seller cannot provide valid satisfactory gas and electrical certificates, we will require you to arrange these checks prior to exchange of legal contracts, any concerns raised may need to be addressed prior to completion at your cost as mentioned above.

We recommend you budget for the following costs:

  • We charge £2,000 or 1% of the finance amount required (whichever is higher) for our arrangement/processing fee. This is to cover the large amount of work we must do in processing all the information relating to your application, performing various checks, dealing with all the parties involved and setting up your agreement. This is payable immediately on making a full application and we will not begin assessing your case until this has been received.
  • You should budget up to £2,000 + VAT + disbursements for solicitor fees.
  • You may be subject to Stamp Duty Land Tax or the local equivalent. Please speak to your solicitors to confirm.
  • Survey & Valuation costs are usually £500-£1,000, depending on the property size and value. You may also be required to pay for additional specialist reports if the Surveyor highlights any potential issues outside of their expertise. 
  • You will not be required to purchase your own building's insurance, instead your property will be included in Pfida’s SafeNest Scheme, which covers all the homes we purchase. There is an annual fee to be paid which we will advise you of.
  • Where the seller cannot provide valid satisfactory gas and electrical certificates, we will require you to arrange these checks prior to exchange of legal contracts, any concerns raised may need to be addressed prior to completion at your cost.
