Rental discount rates explained: Preferential rates vs standard rates
We offer two types of discount rates, depending on if you are a GYS account holder or not.

We offer two types of discount rates, depending on if you are a GYS account holder or not. The rental discount percentage is dependent on a few factors:

· the local property rental market

· how active the market is

· property size and location

· our own cost of capital and business costs and strategy

The discount you receive on your rent will be automatically allocated to your equity share. Here’s an example*:

Rent payment = £500

Equity payment = £500

Discount = 10%

New rent amount = £450

Discounted amount allocated to your equity share = £50

Total amount added to your equity = £550

*This is just an example and does not reflect the rental rate discount you may be offered.

What are standard discount rates?

If you are on our public waiting list for home finance and have not invested in GYS, you will be subject to our standard discount rate (up to 15% off the base rent if you meet your monthly target payment)

If you choose to pay rent only in any given month, you will not receive a rental discount.

What are preferential rates?

Preferential rental rates are discounted rental rates awarded to GYS account holders (potential of up to 50% off the base rent if you meet your monthly target payment).
